Irrigation · Property care · Small jobs · Sacramento area
Look first.
Fix second.
Know what you’re paying for. Most yard problems get quoted before anyone walks the yard. We do it the other way round — on everything from a leaking valve to a fence line — and put what we found on paper before you pay for a part.
We do not quote from photos
Or from the driveway. The price is set after we have walked the property, and it is on paper before a tool comes off the truck.
02You leave with the written account
What is broken, what is working badly, what is fine, and what each item costs. The document is yours whatever you decide.
03Our work carries thirty days
If a repair we made fails within thirty days, we come back and make it right at no charge. Parts carry the maker’s warranty.
The problem with sprinkler repair
The expensive answer is almost never the repair.
A broken head is cheap. What is not cheap is four summers of overwatering because one valve never fully closed and nobody ever tested it. Or a quote to replace a system that needed a wire traced. Or the third visit from the third person who swapped the third part.
Irrigation is a closed system you cannot see. Almost every fault shows up somewhere other than where it lives. That is why we sell the diagnosis first and the parts second — not the other way around.
We do not advertise how fast the work goes or how little the parts cost. Those are the two things a homeowner can check and neither one tells you whether the problem was correctly identified.
We also do not take work we should not have. Every HLS project is under $1,000 all-in, permit-free, and performed by the owner. If the honest price for your job is over that, we say so and refer you to a licensed contractor — we do not shrink the job to fit, and we do not quote before we have walked it.

The lake in the yard tells you something is wrong. It does not tell you where.

Three options · Three different endings
Good-better-best usually means the same visit sold three lengths.
Ours do not work that way. Each option leaves your property in a materially different condition, and the middle one is the one we recommend to most people.
Fix It
One price, in writing, before work starts
One problem, identified and resolved. You called about a specific thing; we deal with that specific thing and leave.
- The reported fault diagnosed and repaired
- That zone tested before we go
- Written note of what it was
Choose this when you know exactly what is wrong and the rest of the system is genuinely fine.
What this includesRecommendedOption 02Fix It & Check the Rest
One price, in writing, before work starts
Every zone, one visit. We run the whole system while we watch it and hand you the written record.
- Every zone run and observed
- Fixed on the spot where we can; the rest priced in writing
- Controller set to your agency’s schedule
- Written recap: found, fixed, deferred
Choose this when the second problem is cheaper to meet now than in July. Most people should.
What this includesOption 03Fix It & Use Less
One price, in writing, before work starts
Everything in Option 02, plus the work that changes what the system costs to run rather than only whether it works.
- Pressure tested at the source
- Nozzles matched by zone
- Smart controller installed and programmed
- Rebate documentation prepared for you to submit
Choose this when the summer bill is the actual complaint. Strongest in Folsom and West Sacramento. A smart controller is the part most likely to push a job past our $1,000 limit — if it does, we say so before anything is agreed.
What this includesThe other half of the truck
We also do the work that just makes the place look handled.
Irrigation is what we diagnose. Cleanups, weeds, hedges and a wash to finish are what we do alongside it — and they are cheapest on a day the truck is already on your street.
Seasonal cleanups
Leaf and debris clearing, bed cleanout, cutting back what has run past its edges. The debris leaves with us.
Pressure washing
The finish on a cleanup rather than a service on its own. Walkways, patios and fences once the growth around them is cleared — most of what people call stained concrete is a season of algae.
Weed removal
Beds, gravel, cracks and fence lines. Cleared properly rather than knocked down to grow back in three weeks.
Hedges and shrubs
Shaping, reduction, and bringing back plants that were let go. We will tell you honestly when something is past saving.
Mowing and edging
Available, and best combined with something else. A standalone mow rarely justifies the trip on its own.
Lawn feeding
Fertiliser on a schedule the lawn actually needs — worked out from the grass you have, the sun it gets and the ground it sits in, not from a bag on a shelf. Feeding only: we do not spray weed killer.
Aeration and dethatching
For lawns that have gone hard and thin. Pulling cores relieves compaction; dethatching takes out the mat that stops water and feed reaching the roots.
Overseeding and repair
Thickening a thin lawn, and bringing bare patches back. Autumn is the right time for it here, and doing it after aeration is what makes it take.
Where this is
Sacramento, and the towns around it.
The bridge on our seal is the one downtown.

Sixteen areas · Sixteen different rulebooks
Your water district decides more about your system than your system does.
Watering days, watering hours, how long you have to fix a leak, and whether drip is exempt — all of them differ. Pick your area and we will show you the rules that actually apply to your address, then remember it while you look around.
